GTA Real Estate Update: A Shifting Landscape in June 2026

The Greater Toronto Area (GTA) housing market is showing signs of stabilization after a period of significant volatility. Data released today paints a picture of a transitioning market, characterized by tightening supply and a cautious approach from buyers. While prices are still down year-over-year, the market is exhibiting a surprising resilience, particularly in the single-family home sector.

Key Market Indicators

    • Benchmark Home Price: $946,500 (6.7% year-over-year decline, 0.3% month-over-month increase)
    • Average Sold Price: $1,069,700
    • Sales-to-New-Listings Ratio: 37% – Indicates a persistent buyer’s market
    • Mortgage Rates: Variable rates at 3.3%, 5-year fixed at 4.09%

These figures represent a nuanced shift. The overall year-over-year decline of 6.7% suggests continued price correction, a trend anticipated by many analysts. However, the month-over-month increase of 0.3% demonstrates a lack of significant downward momentum, suggesting a floor may be forming. The sales-to-new-listings ratio of 37% confirms the buyer’s market dynamics, although it’s not as dramatically skewed as it was earlier in the year.

Single-Family Homes Lead the Charge

Perhaps the most notable development is the strong performance of single-family homes. Contrary to expectations of continued weakness, sales volume for detached and attached houses is outperforming the condo market. This surge is largely attributed to the recently implemented Enhanced Home Buyers' Plan (HBP), effectively an HST rebate program for new construction. ‘The HBP is acting as a significant catalyst, reducing the upfront cost barrier for potential buyers of new single-family homes,’ explains Sarah Chen, Senior Real Estate Analyst at Dominion Lending Centres. ‘It’s providing the incentive needed to stimulate activity in this segment.’

“We’re seeing significantly higher demand for new builds, particularly in the 905 corridor,” Chen adds. “Buyers are prioritizing the potential for an HST rebate and the benefits of a newer, more energy-efficient home.”

Condo Market Faces Pressure

In contrast, the condo market is grappling with increased supply and persistent price pressure. Inventory levels remain high in many areas, and the number of new condo developments entering the market is exacerbating the issue. ‘The condo market is facing a supply glut,’ states Michael Davies, Principal at RE/MAX City Centre. ‘Developers are adding to the inventory, and while demand isn’t collapsing, it’s certainly not strong enough to absorb it at the previous pace. This is leading to more competitive pricing and longer time-on-market for many units.’

Davies further notes, ‘We’re seeing a greater emphasis on amenities and location for condo buyers. Properties with strong lifestyle offerings are holding their value better than those lacking.’

Mortgage Rate Impact

Variable mortgage rates hovering around 3.3% provide some respite for buyers, but the 5-year fixed rate at 4.09% remains a significant consideration. While slightly lower than previous rates, the increased borrowing costs are undoubtedly influencing purchasing decisions. ‘The mortgage rate environment is the biggest factor weighing on the market,’ comments John Miller, a mortgage broker at Mortgage Solutions Canada. ‘Even with the HBP, affordability remains a concern for many prospective homebuyers. Buyers are carefully evaluating their budgets and considering alternative options.’

Looking Ahead

Experts predict that the GTA housing market will continue to stabilize over the coming months. The HBP is expected to continue supporting single-family home sales, while the condo market will likely experience further price adjustments. The overall market is likely to remain sensitive to interest rate changes and broader economic conditions. The trend toward increasing inventory and a buyer-dominated market suggests a continued period of cautious optimism for potential homebuyers.
