Key Market Indicators: A Closer Look

The sales-to-new-listings ratio is currently at a crucial 37%, indicating a consistent buyer’s market condition. While this remains lower than pre-pandemic levels, it's a significant improvement from the frenzied competition of 2021 and 2022. Mortgage rates play a critical role, with variable rates hovering around 3.3% and a 5-year fixed rate of 4.09%. Single-Family Homes Lead the Charge

A notable trend emerging is the strong performance of the single-family home segment. This is primarily driven by the enhanced Home Buyers’ Incentive (HBI), now rebranded as the Enhanced HST Rebate Program for new builds. ‘The HST rebate effectively reduces the upfront cost of purchasing a new home, making them more attractive to buyers,’ explains Sarah Chen, Senior Analyst at Dominion Lending Centres. ‘This targeted incentive is directly fueling demand in the detached housing sector.’ New construction in the 905 area, particularly in Markham, Richmond Hill, and Vaughan, is seeing particularly strong sales volume. The program has added approximately 15-20% to the desirability of new builds compared to the resale market.

Condo Market Faces Pressure

In contrast, the condo market is experiencing increased price pressure. Despite continued demand, the supply of new condo units is elevated, leading to a more competitive environment. ‘We’re seeing more price reductions and longer days on market for condos compared to single-family homes,’ notes David Lee, Principal Broker at Bosley Real Estate. ‘Developers are adjusting their strategies to account for the increased inventory. We’ve seen some developers holding back on new releases, and others offering more concessions to attract buyers.’ Older condo units, particularly those requiring significant upgrades, are also struggling to maintain value.

Expert Predictions & Future Outlook

“The GTA market is settling into a phase of moderation,” states Michael Brennan, Chief Economist at Mortgage Intelligence Canada. “While we aren’t anticipating a crash, we’re unlikely to see the rapid price appreciation we witnessed in the past. We expect to see gradual price corrections, particularly in the condo segment, while single-family homes are poised to maintain their resilience due to the HST rebate and continued suburban growth.” He further adds, “Interest rate movements over the next six to twelve months will be the primary determinant of future market direction.”

Regional Variations

It’s important to note that the market isn’t uniform across the GTA. The 905 region (cities north of Toronto) continues to exhibit stronger growth than the core downtown areas. Hamilton remains a relatively affordable alternative, attracting buyers seeking more space and value. However, increasing commute times are beginning to impact the desirability of some suburban locations.
