GTA Housing Market Shifts: Towards Stabilization After a Tumultuous Year

Toronto, June 12, 2026 – The Greater Toronto Area (GTA) real estate market is showing signs of a much-needed stabilization, shifting away from the dramatic volatility of the past two years. While price declines continue, the pace is slowing, and certain segments, particularly single-family homes, are demonstrating surprising resilience. Today’s data reveals a benchmark home price of $946,500, representing a 6.7% year-over-year decrease and a modest 0.3% month-over-month increase. The average sold price sits at $1,069,700, reflecting the broader market trends.

Key Market Indicators: A Closer Look

The sales-to-new-listings ratio (SNLR) currently stands at 37%, firmly establishing the market as a buyer’s market. This indicates a significant imbalance between supply and demand, although the gap is narrowing compared to the frenzied conditions of 2022.

Mortgage rates are playing a crucial role in shaping buyer behavior. The current average for a variable mortgage rate is 3.3%, while a 5-year fixed rate averages 4.09%. These rates, while still elevated compared to pre-pandemic levels, are providing a degree of predictability for potential homebuyers.

Single-Family Homes vs. Condos: A Tale of Two Markets

The GTA market is effectively bifurcated. Single-family homes are outperforming the broader market, driven largely by the recently implemented Enhanced HST Rebate Program for New Builds. This incentive, designed to stimulate new construction, is significantly reducing the cost of entry for new homebuyers, particularly in suburban areas. ‘We're seeing a resurgence in interest in detached homes, especially those with larger lots and in family-friendly neighborhoods,’ explains Sarah Chen, Senior Analyst at Dominion Realty Group. ‘The HST rebate is a game-changer, making previously unaffordable homes more attainable.’

Conversely, the condo market is facing increased price pressure. With a substantial amount of new condo inventory hitting the market, supply levels remain elevated. ‘The condo market is still dealing with a significant oversupply situation,’ states David Miller, Chief Economist at Capital Realty Advisors. ‘Developers are struggling to absorb the existing stock, leading to increased discounting and slower sales. We're seeing a noticeable drop in demand for certain condo types, particularly high-rise units in less desirable locations.’

Looking Ahead: What to Expect

“We anticipate a period of continued stabilization over the next six to twelve months,” predicts Chen. “The HST rebate will continue to support single-family home sales, while the condo market will likely remain subdued until new development projects begin to slow down, and inventory decreases.” Miller echoes this sentiment, adding, “The key factor will be mortgage rate movements. If rates begin to decline, we could see a more significant rebound in both markets, but a sustained drop in rates is not currently anticipated.”
