While a dramatic crash isn’t predicted, data released today paints a picture of modest price declines, tightening supply, and a markedly different landscape for buyers and sellers. The benchmark home price currently sits at $946,500, representing a 6.7% year-over-year decrease and a slight 0.3% monthly increase. Despite this overall decline, the average sold price remains stubbornly high at $1,069,700, reflecting the lingering effect of prior market peaks.

We’re seeing a distinct preference for new builds over resale properties in some areas.”
Conversely, the condo market is facing considerable pressure. Elevated supply levels – a consequence of the rapid construction boom of recent years – are contributing to price stagnation and, in some cases, outright declines. “Condo developers overbuilt during the peak of the market,” notes David Lee, Principal at Lee & Associates Realty Brokerage. “Now, we're seeing a glut of units coming onto the market, leading to increased competition and downward pressure on prices, especially in the downtown core. Buyers are becoming more discerning and are seeking value and amenities.”
Interest Rate Impacts & Future Outlook
Variable mortgage rates are currently hovering around 3.3%, while a 5-year fixed rate sits at 4.09%. These rates, while still historically low, are contributing to a slower pace of sales and increased affordability challenges for potential buyers. The Bank of Canada’s future monetary policy decisions will undoubtedly play a crucial role in shaping the market's trajectory.
“We anticipate a period of stabilization over the next 6-12 months,” predicts Miller. “While we’re not expecting a dramatic price correction, we’ll likely see continued modest declines, particularly in the condo sector. The single-family market, bolstered by incentives, will remain relatively strong, but growth will be more measured.”
Lee adds a note of caution: “The GTA housing market is fundamentally driven by economic fundamentals. Any significant slowdown in economic growth or job creation could exacerbate the current challenges.”
