GTA Housing Market Shows Signs of Stabilization, But Challenges Remain

Toronto, June 12, 2026 – The Greater Toronto Area (GTA) housing market is undergoing a significant shift, moving towards stabilization after a period of intense volatility. New data released today paints a complex picture, revealing a modest price decline year-over-year, coupled with a surprisingly resilient increase month-over-month. The benchmark home price currently sits at $946,500, representing a 6.7% decrease compared to June 2025, but a welcome 0.3% rise from May 2026. Despite this slight uptick, the average sold price remains elevated at $1,069,700, indicating a persistent, albeit moderated, level of activity.

Key Market Indicators: A Balanced View

The sales-to-new-listings ratio is a critical indicator, and currently stands at a cautious 37%. This suggests a continued, though weakening, buyer's market. Buyers are exhibiting more negotiating power, and inventory levels remain a key factor influencing price movements.

Mortgage rates are a significant pressure point. While the trend has been volatile, the current rates – 3.3% for variable and 4.09% for a 5-year fixed – are impacting affordability. High interest rates are undoubtedly cooling demand, particularly for those relying on financing.

Single-Family Homes Outpace Condos

A notable divergence is emerging within the GTA market. Single-family homes are demonstrably outperforming the condominium market, driven primarily by the recently expanded Home Buyers’ Amount (HBA) HST rebate for new construction. This program, offering a significant tax credit upon the purchase of a newly built home, is undeniably attracting buyers and boosting demand in the detached housing segment.

“The HST rebate is having a substantial effect, particularly on the new construction side,” says Sarah Chen, Senior Real Estate Analyst at Dominion Lending Centres. “It’s providing a crucial incentive that’s offsetting some of the affordability challenges. We’re seeing increased activity in areas with a high concentration of new developments.”

Condo Market Faces Pressure

Conversely, the condo market is encountering greater price pressure. Elevated supply levels, combined with slowing demand, are creating a challenging environment for sellers. “The condo market is becoming increasingly competitive,” explains David Miller, a realtor with RE/MAX Gateway Realty. “There’s simply too much inventory on the market, and buyers are more discerning. We're seeing price reductions and longer listing times in many developments.”

Regional Variations

It’s important to note that market dynamics vary significantly across the GTA. Areas like Durham Region and Halton Region are experiencing stronger sales activity than the core city of Toronto, partially due to more affordable price points and increased housing supply. However, core downtown Toronto remains a premium market, with prices generally holding firm, although with a slower pace of appreciation.

Looking Ahead

Experts predict a period of continued stabilization over the next six to twelve months. The pace of price declines is expected to moderate, and a significant correction remains unlikely. The effectiveness of government policies, particularly the HST rebate, and the overall economic climate will be crucial determinants of the market’s future trajectory. Interest rate movements and inflation will also play a significant role.

“We’re not anticipating a crash, but we are seeing a clear shift towards a more balanced market,” concludes Chen. “Buyers have more leverage, and sellers need to be realistic about pricing and presentation. The days of rapid price growth are over, and a more measured approach is now essential.”
