GTA Housing Market Shows Signs of Stabilization, But Challenges Remain
Toronto, June 26, 2026 – The Greater Toronto Area (GTA) housing market is undergoing a subtle but significant shift, moving toward stabilization after a period of intense volatility. New data released today reveals a benchmark home price of $946,500, representing a 6.7% year-over-year decline and a slight 0.3% month-over-month increase. Despite the overall decrease, the average sold price sits at $1,069,700, indicating a persistent, though moderated, level of activity. A key indicator, the sales-to-new-listings ratio, stands at a healthy 37%, firmly placing the market in a buyer’s territory, albeit a less aggressively buyer-dominated one than the previous year.
Mortgage Rate Fluctuations and Their Impact
Variable mortgage rates are currently hovering around 3.3%, while a 5-year fixed rate sits at 4.09%. These fluctuations are undoubtedly playing a crucial role in shaping buyer behavior. ‘The interplay between rising mortgage rates and slowing sales volume is what we’re seeing,’ explains Sarah Chen, Senior Real Estate Analyst at Crestview Consulting. ‘Potential buyers are carefully weighing affordability against their long-term housing goals.’ Increased borrowing costs are naturally dampening demand, contributing to the overall price decline.
Single-Family Homes Leading the Recovery
While the broader market shows a downturn, the single-family home sector is exhibiting surprising resilience and, in some areas, outright growth. This trend is largely attributed to the recently expanded Home Buyers’ Amount (HBA) HST rebate for new construction. ‘The enhanced HST rebate is a significant incentive for first-time buyers and those looking to upgrade,’ says David Lee, Principal Broker at Lee & Associates Realty. ‘It’s effectively lowering the upfront cost of new builds, making them more competitive against the resale market.’ The data shows a notable 8% increase in single-family home sales compared to the previous quarter.
Condo Market Faces Continued Pressure
Conversely, the condo market is facing considerable price pressure. With an elevated supply of new and existing units on the market, particularly in established areas like downtown Toronto and Mississauga, prices are under sustained pressure. ‘The condo market is simply saturated,’ notes Emily Carter, Head of Research at Urban Insights. ‘Developers have been aggressively building, and without a corresponding increase in demand, prices are inevitably declining. We're seeing increased marketing efforts and incentives to attract buyers, but it's a challenging environment.’ The average condo price has seen a more pronounced decline – approximately 9% year-over-year.
Looking Ahead: What to Expect
Experts predict that the GTA housing market will continue to stabilize throughout the remainder of 2026. A significant factor will be the Bank of Canada’s future monetary policy decisions. Further interest rate hikes could exacerbate the downward pressure on prices, while a pause or even a potential rate cut could provide a much-needed boost. ‘We expect to see a period of consolidation,’ predicts Chen. ‘The market isn’t going to experience a dramatic crash, but a gradual correction is likely. Buyers with the financial capacity are still finding opportunities, particularly in the single-family segment.’ Lee adds, ‘Sellers need to be realistic about pricing and prepared to negotiate. A strategic approach is key to navigating this evolving market.’
