GTA Housing Market Sees Crucial Shift: Stabilization & Single-Family Strength
Toronto, June 26, 2026 – The Greater Toronto Area (GTA) real estate market is showing signs of stabilization after a period of significant volatility, according to the latest data released today. While benchmark home prices have seen a modest decline year-over-year, and elevated mortgage rates continue to present challenges, the market is demonstrating resilience, particularly in the single-family home sector. The latest figures reveal a complex picture, highlighting the diverging fortunes of detached homes and condos, and the impact of government incentives.
Key Market Indicators: June 2026
- Benchmark Home Price: $946,500 (6.7% year-over-year decline, 0.3% month-over-month increase)
- Average Sold Price: $1,069,700
- Sales-to-New-Listings Ratio: 37% (Indicating a consistent buyer’s market)
- Mortgage Rates: Variable rates at 3.3%, 5-year fixed at 4.09%
Single-Family Homes Lead the Charge
Despite ongoing economic uncertainty and rising interest rates, single-family homes are proving to be the star performer in the GTA market. The latest data shows a notable outperformance compared to the condo sector, largely fueled by the recently implemented Enhanced Home Buyers’ Plan (HBP) or HST rebate program for new construction. This program, designed to incentivize new builds, is proving highly effective at attracting buyers and boosting demand. ‘The HST rebate is a game-changer,’ explains Sarah Chen, Senior Real Estate Analyst at Dominion Lending Centres. ‘It’s effectively removing a significant barrier to entry for first-time buyers and boosting the appeal of new developments.’
‘We’re seeing a significant uptick in inquiries for newly constructed detached homes, particularly in the 905 corridor,’ adds Mark Riley, Broker of Record at Real Estate Solutions Inc. ‘The combination of the rebate and the desire for larger properties and modern amenities is driving demand.’ Riley estimates that new build sales have increased by 15% compared to the same period last year.
Condo Market Faces Pressure
Conversely, the condo market is facing considerable headwinds. With an already elevated supply of units on the market and ongoing concerns about affordability, prices are experiencing downward pressure. The sales-to-new-listings ratio reflects this imbalance, indicating that buyers have considerable negotiating power. ‘The condo market is facing a perfect storm,’ notes David Lee, Chief Economist at GTA Housing Watch. ‘High supply, coupled with rising mortgage rates, is creating a challenging environment for sellers. We’re seeing more concessions from buyers – larger deposits, waived closing costs, and even price reductions.’
Several developers are now focusing on smaller, more affordable condo units to cater to a broader range of buyers, but this hasn’t been enough to offset the overall market weakness. ‘Developers are adapting to the new reality,’ says Lee. ‘But the fundamental issue of oversupply remains a concern.’
Looking Ahead – A Cautious Outlook
Experts agree that the GTA housing market will likely remain in a state of flux for the remainder of 2026. While the stabilization is a welcome development, the impact of rising mortgage rates and ongoing economic uncertainty will continue to shape buyer behavior. ‘We’re moving towards a more balanced market,’ concludes Chen. ‘However, significant price declines are unlikely. The key factor will be whether the new construction incentives can continue to drive demand in the single-family sector.’
‘For buyers, it’s a time to be patient and strategic,’ advises Riley. ‘Do your research, shop around for the best mortgage rates, and don’t be afraid to negotiate. For sellers, it’s crucial to price your property realistically and be prepared to address buyer concerns.’
