Sales Activity: In May 2025, 6,244 homes were sold in the GTA, a 13.3% decrease compared to May 2024. However, sales increased month-over-month, signaling a slight market rebound.

New Listings: New listings surged by 14% year-over-year, totaling 21,819 in May 2025. This increase has provided buyers with more options and negotiating power.

Prices: The average selling price in May 2025 was $1,120,879, down 4% from May 2024. The MLS® HPI Composite benchmark also declined by 4.5% year-over-year.

TRREB President Elechia Barry-Sproule noted, "Homebuyers are benefiting from improved affordability and greater inventory, but local market nuances remain."
