While prices are still navigating a complex environment, data released today indicates a slower pace of decline and a strengthening performance for single-family homes, particularly those benefiting from the enhanced Home Buyers’ Amount (HBA) rebate. This report analyzes the latest figures, expert opinions, and the key factors driving this evolving market.

Key Market Indicators

Benchmark Home Price: $946,500 – A 6.7% year-over-year decline, tempered by a slight 0.3% month-over-month increase. This signals a potential bottoming out after months of rapid price drops.

Average Sold Price: $1,069,700 – Reflecting the continued demand for higher-priced properties, particularly detached homes.

Sales-to-New-Listings Ratio: 37% – This ratio remains firmly in a buyer’s market, indicating that there are more homes available than actively purchased. A ratio below 40% is generally considered a buyer’s market.

Mortgage Rates: Variable rates average 3.3%, while a 5-year fixed rate is currently 4.09%. These rates are influencing buyer decisions, with some opting for fixed-rate mortgages to mitigate future interest rate uncertainty.

Currently, single-family homes are demonstrating significantly more resilience than condos. ‘We’re seeing a noticeable shift in buyer preferences,’ says Sarah Miller, Senior Real Estate Analyst at Dominion Lending Centres. ‘Buyers are prioritizing space, yards, and the security of owning a detached property, particularly with the attractiveness of the new HST rebate.’
