Nine-Storey Condo Proposed on Kingston Road Near Guildwood GO

The owners of 4151 Kingston Road, Payzac Development Corporation, have revived a successful Zoning By-law Amendment appeal from 2010 to the Ontario Municipal Board to redevelop a lot along a stretch in Scarborough a short walk from Guildwood GO station. Payzac has submitted an application for Site Plan Approval to the City of Toronto for the redevelopment with their sights set on a mid-rise condo.

Designed by Chamberlain Architect Services, the proposed development is a 9-storey residential building with a total of 145 dwelling units. The total proposed Gross Floor Area is 9,289 m².

The site is located at the southwest corner of Kingston Road with Payzac Avenue, about halfway between Scarborough Golf Club Road and Morningside Avenue, in an area primarily characterized by low-rise residential behind commercial a strip. The site has a total area of 2,026 m² and 37.6 meters of frontage along Kingston Road.

Residential units begin on the ground floor, facing Payzac Avenue and Kingston Road. Units continue through the 8th Floor. The 9th floor comprises indoor and outdoor amenities: a Party Room and fitness areas as well as a generous outdoor rooftop patio and dedicated yoga space. The remaining roofed areas are green roofs.

Red brick wraps the base of the north and east elevations, planters, and the extents of the wider parking structure below. A total of 123 parking spaces are proposed in three underground levels with the primary site access proposed from Payzac Avenue. A one-way site exit drive aisle with access to Kingston Road is proposed for loading vehicles. It’s a five-minute walk from the site to the U of T Scarborough Rocket TTC bus.
