“Realtors in Ontario have been frustrated that purchasers of preconstruction accommodations have been misled or ripped off who has far too many projects that got detained, or where the final product wasn’t what they were promised, ” Ricky Hudak, CEO of the Ontario Residential Association, which lobbied the local government for mandate, told DOUBLE.
“There are too many stories of people who had condos that are either badly deferred, never developed, or not what they currently being promised. OREA went to bat to increase consumer protection with preconstruction accommodations. We need a level playing field as it pertains to protecting consumers from buying homes. ”
Start off this year, developers operating in Ontario needs to provide purchasers of new or preconstruction condos with a copy of the Ontario’s Residential Terme conseillé Buyers’ Guide , which was cooked by the Condominium Authority of Ontario, and failure to do so could nullify the purchase agreement.
The 37-page facts will cover everything from the purchasing entire operation to condo corporations and regarding issues that may arise while the person is living in their unit.

Alex Balikoev, senior vice president ture of sales at Sotheby’s International Realty Canada, welcomes the government-mandated house guide because, he says, the majority of flat purchasers grew up in ground-related families and aren’t familiar with the intricacies of condominium ownership, often to an amazing degree.
“Even current owners don’t fully grasp condo corporations are run, ” he said. “That’s why some kind of buildings have higher condo fees—because owners are not involved, not individuals they’re lazy, but simply because these are not aware of how much involvement adware can have.
