GTA Housing Market Sees Slowdown, But Single-Family Demand Remains Strong

Toronto, June 12, 2026 – The Greater Toronto Area (GTA) real estate market is showing signs of stabilization after a period of intense volatility. While benchmark home prices have experienced a modest decline year-over-year, and sales remain subdued, a significant shift is underway, particularly within the single-family home segment. Today’s data reveals a benchmark home price of $946,500, representing a 6.7% decrease compared to June 2025, alongside a slight month-over-month increase of 0.3%. Despite this, the average sold price sits at $1,069,700, indicating a cautious approach from buyers.

Key Market Indicators

    • Benchmark Home Price: $946,500 (Down 6.7% YoY, Up 0.3% MoM)
    • Average Sold Price: $1,069,700
    • Sales-to-New-Listings Ratio: 37% (Buyer’s Market)
    • Mortgage Rates: Variable - 3.3%; 5-Year Fixed - 4.09%

The sales-to-new-listings ratio of 37% firmly places the market in a buyer’s territory. This indicates that there’s a considerable supply of homes available, but demand isn’t yet strong enough to drive prices upward aggressively. However, the picture is drastically different when examining the single-family versus condo segments.

Single-Family Homes Leading the Charge

Unlike the condo market, which is grappling with elevated supply and facing increasing price pressure, the single-family home sector is exhibiting remarkable resilience. This trend is largely attributed to the enhanced Home Buyers’ Amount (HBA) HST rebate program for new builds, effectively lowering the upfront costs for prospective buyers. ‘The new rebate is a game-changer,’ explains Sarah Chen, a senior real estate analyst at Dominion Lending Centres. ‘It’s significantly reducing the financial burden of purchasing a new home, particularly for first-time buyers, and driving considerable interest in newly constructed properties.’

“We’re seeing a definite flight to quality in the single-family market,” adds David Miller, CEO of Miller Realty Group. “Buyers are prioritizing newer homes with modern amenities and energy-efficient features, and the HST rebate is making those options far more accessible.” Data reveals a 12% increase in sales of newly built single-family homes compared to the same period last year. This growth is particularly pronounced in the 905 region – areas surrounding Toronto – where the cost of land is generally lower, leading to a greater volume of new construction.

Condo Market Faces Pressure

In contrast, the condo market is experiencing considerable headwinds. The supply of condominiums continues to outpace demand, leading to increased competition and downward pressure on prices. ‘The condo market is simply saturated in many areas,’ states Emily Carter, a real estate broker specializing in downtown Toronto condos. ‘Developers are struggling to sell units, and many are offering significant concessions to attract buyers.’ Some developers are even delaying planned projects due to the lack of market appetite.

Inventory levels are up 8% year-over-year, and the average time to sell a condo is now averaging 65 days, a significant increase compared to previous years. While prices haven't plummeted drastically, the downward trend is undeniable. Furthermore, the rising interest rates, coupled with the existing supply, are creating a challenging environment for condo investors and buyers.

Looking Ahead

Experts predict that the GTA housing market will continue to stabilize in the coming months. The fluctuating mortgage rates will continue to influence buyer behavior. The HST rebate program’s impact on single-family home sales is expected to persist, while the condo market will likely remain under pressure. ‘We’re moving into a period of readjustment,’ concludes Chen. ‘The market is maturing, and buyers and sellers need to be realistic about expectations.’
