GTA Real Estate Market Shifts: Towards Stabilization and Supply Concerns

Toronto, June 12, 2026 – The Greater Toronto Area (GTA) housing market is undergoing a significant transition, moving away from the frenzied pace of 2021 and 2022 towards a period of stabilization. While not a dramatic crash, a clear picture is emerging: supply is tightening, and the market is recalibrating. Recent data reveals a benchmark home price of $946,500, representing a 6.7% year-over-year decline and a modest 0.3% month-over-month increase. The average sold price sits at $1,069,700, demonstrating a notable difference between the benchmark and actual transaction values.

Key Market Indicators

Several crucial indicators are painting a nuanced picture. The sales-to-new-listings ratio currently stands at a concerning 37%, firmly placing the market in a buyer’s territory. This indicates that there are significantly more properties available for sale than there are buyers actively seeking them, contributing to the downward pressure on prices. Despite this, a rise in interest rates is undeniably influencing buyer behavior.

Mortgage Rate Dynamics

Variable mortgage rates are hovering around 3.3%, while a 5-year fixed rate currently sits at 4.09%. While these rates are lower than the peaks of 2022, they remain elevated compared to pre-pandemic levels and are a significant factor impacting affordability. ‘The rate environment is creating a cautious approach among prospective buyers,’ explains Sarah Chen, Senior Analyst at RealMetrics Research. ‘Potential buyers are taking their time, carefully considering their finances and the long-term implications of borrowing.’

Single-Family Homes vs. Condos: A Tale of Two Markets

The GTA market is being increasingly defined by a divergence between the performance of single-family homes and condos. Single-family homes are demonstrably outperforming, driven largely by the recently implemented enhanced HST rebate program for new construction. This program, designed to incentivize new builds, has significantly reduced the cost of entry for these properties, attracting a surge of demand. ‘The HST rebate is a game-changer for the new construction segment,’ states David Miller, Principal at Cornerstone Realty. ‘It’s effectively adding a substantial discount, making new homes more competitive with the resale market.’

Conversely, the condo market is facing considerable price pressure. Elevated supply levels are contributing to a surplus of units available, leading to increased competition among developers and a reluctance among buyers to overpay. ‘We’re seeing a considerable increase in inventory across many condo developments,’ notes Emily Carter, a real estate broker specializing in downtown condos. ‘Developers are grappling with slower sales, and some are adjusting their pricing strategies to remain competitive.’ The average condo price in Toronto is currently around $785,000, a noticeable decrease from its peak in 2022.

Looking Ahead

Experts predict that the stabilization trend will continue throughout the summer, with further price adjustments anticipated in the condo market. The single-family market, bolstered by the HST rebate, is expected to remain relatively resilient, particularly in suburban areas. ‘The GTA market is entering a phase of maturity,’ adds Chen. ‘We’re moving away from the speculative frenzy of the past and towards a more sustainable, albeit slower, pace of growth.’

Despite the cautious optimism, challenges remain. Economic uncertainty, global inflation, and ongoing interest rate fluctuations could all impact the market's trajectory. ‘Monitoring economic indicators is crucial,’ Miller emphasizes. ‘A recessionary environment could further dampen demand, while a resurgence in economic growth could trigger renewed price appreciation.’
