GTA Housing Market Shifts: A Moment of Calm After the Storm?

The Greater Toronto Area (GTA) real estate market is exhibiting signs of stabilization after years of intense volatility. June 2026 saw a benchmark home price of $946,500, representing a 6.7% year-over-year decline and a modest 0.3% month-over-month increase. While the average sold price remained higher at $1,069,700, these figures point toward a shifting landscape, moving away from the frenzied bidding wars of 2022.

Key Metrics: A Buyer's Market Persists

The sales-to-new-listings ratio continues to reflect a buyer’s market, currently sitting at a relatively low 37%. This indicates that there are more homes available than buyers actively seeking them, affording buyers greater negotiating power. However, the recent slight uptick in this ratio suggests a gradual movement away from the severe imbalance seen in previous years.

Mortgage Rate Uncertainty Fuels Caution

Variable mortgage rates are hovering around 3.3%, while a 5-year fixed rate averages 4.09%. These rates, while slightly lower than the peaks of 2023, are still elevated compared to historical averages and contribute to buyer caution. ‘Interest rate uncertainty is undeniably impacting buyer confidence,’ explains Sarah Chen, Senior Real Estate Analyst at Dominion Lending Centres. ‘Potential buyers are carefully assessing their affordability and the long-term implications of fluctuating rates.’

Single-Family Homes vs. Condos: A Diverging Path

The GTA market is witnessing a notable divergence between the performance of single-family homes and condos. Single-family homes are currently outperforming the overall market, driven largely by the enhanced Home Buyers' Plan (HBP) and, critically, the enhanced HST rebate program for new builds. This program, recently extended by the provincial government, provides a significant tax credit for first-time homebuyers purchasing new construction homes, effectively reducing the upfront cost and boosting demand. 'The HST rebate is a game-changer for new construction,’ states Mark Thompson, CEO of Thompson Realty Group. ‘It’s directly incentivizing buyers to opt for new homes, which are in higher demand.'

Condo Market Faces Pressure

Conversely, the condo market is facing significant price pressure due to an elevated supply of units. ‘We’re seeing a considerable number of new condo developments coming onto the market, particularly in the 905 area,’ notes Emily Carter, a real estate broker specializing in downtown Toronto. ‘This increased supply is suppressing prices and leading to longer selling times for condos compared to single-family homes.’ The number of condo listings remains notably higher than the number of sales, presenting a challenge for sellers.

Regional Variations – The 905 Factor

It’s also important to note regional variations. The 905 corridor – cities like Vaughan, Markham, and Richmond Hill – are experiencing strong growth and increased housing demand, particularly for new single-family homes benefiting from the rebate. Downtown Toronto is demonstrating more stability, but the condo market remains sensitive to supply and interest rate fluctuations. 'The 905 region is experiencing a boom largely due to its affordability compared to the core downtown,’ adds Mr. Thompson. ‘People are moving further out, seeking more space and value for their money.’

Looking Ahead – A Cautious Optimism

Experts predict a continued period of stabilization in the coming months. While a significant price correction is unlikely, further modest declines in certain segments of the market, particularly condos, are anticipated. ‘We expect to see a gradual trend toward more balanced market conditions,’ concludes Ms. Chen. ‘The key factors to watch will be mortgage rate movements and the ongoing impact of government incentives like the HST rebate.’
